The following is the RE/MAX Kelowna Newsletter written by Jerry Redman Remax Kelowna Owner/Director. At the time this newsletter was written, we had 1.9 months of inventory -1680 active listings compared to 3,366 of 2020.  In June 787 homes were sold within our board compared to 517 of 2020. It's been a busy year to say the least. 

Wow hard to believe we are past the mid-way point of 2021 already! It seems like the last 6 months have flown by. It certainly feels good to see people out enjoying time with families and friends again. RE/MAX Kelowna/West Kelowna are happy to be able to support our community in helping Parks Alive and Music in the Park bring back some great summer entertainment. June has brought us an unbelievable heat wave, but also some cooling of the real estate market. As usual the midpoint of June always brings on a bit of a leveling of the market: kids are getting out of school and parents are more interested in summer vacations than shopping for a new home. Only time will tell with the easing of the Covid and travel restrictions if it will allow the market to continue to level off. The June stats are so comparable to May of this year we could almost run the same newsletter. The Average single family home price for the month of June was up 31.8% compared to June of 2020 but took the slightest dip possible from May of 2021, down a staggering .1%. The average days on market continue to be low with June of 2021 having an average of only 22 days on market compared to 61 days this time last year.

Kelowna continues to be a desirable place to live with so many people from across Canada wanting to come enjoy all that we have to offer. As we wake up today with some smoke in the air, our thoughts go out to everyone affected by the devastating fire in Lytton. We would like to remind everyone that we have a provincial wide campfire ban and to be extra cautious out there this summer. It does not look like these conditions will change anytime soon.

These last few months have brought to the forefront a lot of heartache and pain about residential schools and the emotional trauma suffered by so many. We hope that the future will bring understanding and healing for all that have been affected. Enjoy your summer and take time to reconnect with family and friends. - JERRY REDMAN Owner / Director
